SITE FEES AND COSTS 2017  

This season's opening dates are 10 February 2017 to 2nd January 2018. We are open for ten and a half months every year.

 

Pitch Fees:            £2,800 - Single Unit
                              £3,400 - Double unit / Lodge
 
Gas -           piped directly to each unit, metered and billed every three months.
  
Electricity - metered and billed every three months.
 
Insurance - We can arrange insurance for you. Please ask us and we'll provide a competitive,                       specialist quote. (approximate guideline £220 to £350 pa dependant on home)

Council Tax - approximately £340 pa (awaiting Lancaster City Council to confirm)
 
Site Connection and Delivery Fee (one off payment) - £3,500.
                      The fee includes caravan connection to water, sewerage, electric, gas, 30Mb                             wired internet, path and steps.
ANY UNITS CURRENTLY ON PARK AND FOR SALE HAVE ALREADY HAD THIS COST INCLUDED IN THEIR SALE PRICE.
 
Decking requirements quoted for when unit is purchased and you have chosen the decking layout you would like. It will cost anything from £4,000 for something simple up to £10,000 for expansive terrace. Decking to be chosen from a range we use on the park.
 
 
 
 
All our pitches are hard standing and are fully serviced ( electricity, piped gas, drainage, water).
A MAJOR plus point of a home with us is every pitch is wired into a 30Mb internet connection so no wi-fi or irritating poor internet connection! Our site is part of a rural community broadband initiative and the speeds we enjoy are rarely seen elsewhere in the country.

When you decide to join us at Docker Park, we will help you purchase your ideal holiday home. We work directly with manufacturers and with local dealers who you can visit to see a wide range of models. Our prices start from £37,000 but, being an exclusive site, most of our pitches do attract a selling price of £45,000 upwards.
Our homes are unusually well spaced out, the site is surrounded by nothing but countryside and includes a fully stocked fishing lake which is free for owners use.
Your purchase comes with the security of a 15 year tenure for holiday use only.

Each pitch comes with private parking space with additional extra parking, if required, near to the main office.
